Over the past few weeks, a story has emerged from one of the largest institutional real estate investors in North America that deserves a closer look. At first glance, it appears to be a story about losses. Teachers Insurance Annuity Association's Real Estate Account has reportedly realized more than $429 million in losses from the sale of 15 properties, with 12 of those transactions closing below their original acquisition price.For many observers, that headline alone is enough to raise alarm bells. You're in the middle — and historically, that middle ground has been underserved by the lending market. The big agency programs were built for big loans. Local banks could handle the small stuff, but once your deal got past a certain size, things got awkward and the terms got worse. Sound familiar?That's exactly the investor Freddie Mac's Conventional Small program was built for.On April 15th, 2026, Freddie Mac renamed their Small Balance Loan program — previously called the SBL — to Conventional Small, and folded it directly into their core Conventional platform. Loan sizes run from two million to ten million dollars. The cap was raised from $7.5 million to $10 million as part of the April 2026 upgrade — meaningful for anyone who was bumping up against the old ceiling. Fixed-rate terms are now 5, 7, 10, 12, or 15 years — the 12 and 15-year options are brand new additions. Amortization goes up to 30 years. Today we're talking about a challenge that extends far beyond higher education. It's a problem that affects shopping malls, office parks, resorts, industrial facilities, and even entire master-planned developments.It's what happens when a property becomes disproportionate to the economy that surrounds it.A recent story out of Vermont highlights the issue perfectly. It’s been local news in Vermont for the past 6 years. This weekend it was highlighted in the Wall Street Journal. Green Mountain College closed its doors in 2019. The campus consisted of roughly 115 acres and 16 major buildings in the small town of Poultney, Vermont. A buyer acquired the campus at a steep discount with plans to transform it into a resort, distillery, hotel, and residential development.The vision sounded compelling. The problem wasn't the buildings. The problem wasn't even the business plan. The problem was location.Many investors have encountered former manufacturing plants in small towns. During their peak years, these facilities employed thousands of workers and generated enormous economic activity.Once the factory closes, investors often see a million-square-foot building available at pennies on the dollar.The temptation is obvious.
