Why Some Properties Stay on the Market Longer There is a common misconception in real estate that every home should sell immediately. Put the property on the market, place a sign in the yard, hold an open house, and wait for the offers to roll in. In reality, selling a home is rarely that simple. Even in an active market, some properties receive multiple offers within days while others take several weeks or longer to find the right buyer. That doesn't automatically mean something is wrong with the home. It does mean sellers need to understand why buyers may not be responding and whether something about the property's pricing, presentation, marketing, or positioning needs to change. On a recent episode of Talk Real Estate Roundtable, Sharon McNamara and Melissa Wallace discussed why certain properties remain on the market longer and what sellers should consider when their home isn't generating the activity they expected. The Biggest Factor Is Usually Price When a home isn't selling, there are many factors worth evaluating but price is often the first place to look. The asking price needs to make sense when compared with the home's: Condition Location Size and features Competition Recent comparable sales Current buyer demand A seller may know what they want to receive for their home. They may even know what they need financially. Unfortunately, neither of those numbers determines market value. The market does. When a property receives little showing activity, minimal feedback, and no offers, that lack of response is itself valuable information. Overpricing Can Be Difficult to Recover From One of the risks of starting too high is that sellers can end up chasing the market. Today's buyers have access to an incredible amount of information. They're watching new listings, price changes, comparable sales, and homes that go under agreement every day. That means buyers often recognize an overpriced property quickly. If a home enters the market above where buyers perceive its value, they may simply skip it. Later, even after a price enhancement brings the property into a more realistic range, buyers may already be wondering why it has been sitting on the market. That's why your initial pricing strategy matters so much. Pricing Should Reflect the Condition of the Home Not every home needs to look brand new. A property can have an older kitchen, wallpaper, dated bathrooms, or cosmetic updates still waiting for the next owner and still be a wonderful home. The important part is making sure the price reflects that condition. During the episode, Sharon discussed how buyers sometimes focus heavily on cosmetic items even when a property has received significant mechanical improvements. Newer systems, septic updates, water heaters, oil tanks, electrical improvements, or other behind-the-scenes upgrades may provide tremendous value, but buyers walking through a property often notice cosmetic details first. That doesn't necessarily mean the seller needs to renovate. It may simply mean the home needs to be priced appropriately for what it is today. Presentation Still Matters Price might get buyers through the door, but presentation helps them emotionally connect with the property. Buyers are often looking at multiple homes, sometimes within the same weekend. First impressions matter. Things like clutter, poor lighting, deferred maintenance, lack of curb appeal, or rooms that are difficult to understand can make buyers struggle to see the home's potential. Good presentation doesn't necessarily mean spending thousands of dollars on renovations. Sometimes simple improvements can make a meaningful difference: Decluttering Deep cleaning Improving curb appeal Touching up obvious cosmetic issues Brightening rooms Removing overly personal items Helping buyers understand how each space can be used Your home doesn't need to be perfect.
