The strongest national paybacks are exterior: stone veneer on the front of the house at just under 280%, an insulated steel garage door at roughly 268%, and a steel entry door at roughly 216% — all far ahead of what most interior projects return. Past that, a set of projects are worth your time even though the return is more modest — a small kitchen update (around 113%, though rare), siding (around 114%), a wood deck (just under 95%), a composite deck (around 89%), and a bathroom refresh (around 80%). Then we pivot to the projects you do for yourself, not the return — a full kitchen tear-out with custom cabinets and quartzite (around 50-52%), a spa bathroom with a steam shower (around 42%), and a pool, which we frame purely as a lifestyle choice with no return percentage attached. Then it comes down to your timeline: selling in the next couple of years, focus exterior. Staying 3-6 years, kitchen/bath/deck/siding earn their keep. Staying 7+ years, build for yourself — things like a step-free shower, wider doors, and HVAC or a backup generator, which pay back slowly through lower bills, not resale. We also cover what buyers want right now: wood-tone cabinets have passed painted cabinets at 59% buyer preference, white oak is the single most-requested look at just under 51%, and fixtures are moving away from chrome toward matte and brushed, warmer finishes.
